We recently completed one of our project Avadi. They were 3 member family, Father, mother, and a son. They Expected a Good design of the Duplex house from us.

My client recently purchased a land near Avadi, Paruthipattu. The land details are as follows:

Total sqft: 1200 Sqft

Dimension: 25 x 48

Facing: North

Frontage: 25′

DTCP Approved layout.

They wanted to go build a house. They had a budget around 20 lakhs.

Our proposal for Duplex House as follows:

1. We proposed a duplex house
2. Ground floor: One hall, pooja room, a bedroom, a semi open kitchen with utility area
3. Ground floor has an internal staircase and below which a small space for storage
4. First floor has a master bedroom with a balcony and attached bathroom
5. Specialty is that, we proposed a luxury bathroom. We provided bath tub and designer western closet at no extra cost.
6. First floor has a private terrace.

Our construction cost for this building was: 1800 Rs/sqft

Total built up area is: 1400 Sqft

Construction cost: 1400 x 1800 = 2520000

Interiors and other cost = 400000

Total = 29, 20,000
