It is a dream house for Mr. Rajesh who is hard worker since his childhood. He wanted to build his house with a rental unit.

Individual Houses in Each Floor – First Proposal:

Customer was planning to build a house in the ground floor for rental purpose and build a house for himself in the first floor. In the second floor, he planned to put a small room alone.

Duplex house design – Option 2

After discussing with our customer, we gave idea to build a duplex house in first and second floor. I have designed a spacious foyer, Living room with open kitchen. If the house has open kitchen, Living room will look very spacious. If the living room is big, it will create the perception that entire house is big. Ventilation also plays a vital role. Tall windows will make room feel even more bigger than it is.

Ground Floor

2Bhk rental unit is planned in the ground floor with one attached toilet for the master bedroom and a comon toilet with the access from Living room.

I have also given a utility space near kitchen. We can use that room for storing laundry, vaccum cleaners or other house hold items. In most of Indian houses, laundry, non essentials items were kept under the dinning table or at the loft of the bedroom. Sometime, they were often stored under the cot. Utility room helps to organise the non essential or rarely used materials in tidy way. We can also store the grocery in this room.

Duplex House – First Floor

Duplex house will give a grand look. Internal staircase with high roof area adds an elegance. When we look from the second floor, dining area will be visible. Putting a chandelier light from high roof area gives rich look and great ambiance.

In this house, big foyer space is provided. Then comes the living room and pooja shelf. From the living space, we can access the kitchen and 2 bedrooms. Near the staircase, large big sized window is given. Which brings in ample light to the living space thus makes it more interesting and spacious.

Second Floor

In the second floor, Master bedroom with walk in closet is given. Bedroom is provided with a cupboard in south side. Toilet is accessed through the walk-in closet. Private living room is provided in the second floor also. We can look down the dining space from the second floor.

In the second option, I have removed the external staircase in the second floor. External staircase starts at the ground floor and stops at the first floor. It can extended in future to access the terrace. Since we have another internal staircase, to reduce the built up area, I stopped in first floor itself. Intially, the total built up area was 2177 sqft. Option 2 is 2368 sqft.
